Charleston sits right up against the harbor and the rivers, so salt spray and near-constant humidity are just part of life here. That moisture feeds algae and mildew that come back fast on any shaded surface, from siding and stucco to painted wood and brick. On top of that, the dense live-oak canopy over the streets drops a steady load of tannin staining onto driveways, walkways, and the lower runs of siding. It’s a beautiful place to own a home, and a demanding one to keep clean.
We’re set up for exactly these conditions. The older homes on the peninsula, with their soft historic brick, stucco, and original painted wood, get the gentlest low-pressure touch. The vinyl and Hardie-plank homes toward West Ashley and James Island, along with their concrete flatwork, take standard soft washing and surface cleaning. We handle both, and we clean all of it safely, protecting the surface itself and the landscaping around it.
If you have a Charleston property that’s due for a cleaning, call us at (843) 729-3095 for a free quote and we’ll set honest expectations before we start.
Across Charleston we most often clean vinyl siding and Hardie plank, along with stucco, brick, and painted siding on the older homes, plus concrete driveways, patios, and walkways. Here’s what we do on a home:
Because of the shade and the tree cover, canopy-heavy properties tend to show growth first and are worth watching for an early wash.
We can serve commercial properties such as restaurants and fast-food drive-thrus, retail storefronts and strip-mall units, office buildings and warehouses, apartment and townhome communities, gas stations, and parking structures across Charleston. Here’s the commercial work we handle:
Apartment and HOA work is coordinated directly with property management, and we carry commercial coverage most local companies can’t match.
A few things show up again and again in what our customers tell us. They’re the standards we hold on every job.

We protect your property before, during, and after every clean, wetting down plants, covering doorbells, electronics, and fixtures, and applying a neutralizer afterward so nothing’s left to burn your landscaping. On roof cleanings we bag downspouts and neutralize runoff, with a second crew member wetting plants the whole time.

Instead of hiring a separate window company, a gutter company, and a pressure washer, you get it all done in one visit, by one company, with one bill, while we’re already on site.

We don’t rush a job to get to the next one. We take our time, do it right the first time, and we don’t roll up a single hose until you’ve walked the property with us and you’re happy.

We’re PWNA-trained, a certified F9 applicator, and CLIPA certified, so the people cleaning your property actually know the chemistry and methods behind doing it safely.

Every job is documented with before-and-after photos sent straight to you, so you can see exactly what we did, whether you’re home or not.
We carry $1 million in general liability with a $2 million umbrella, plus $1 million in commercial auto and workers’ comp, coverage most companies around here can’t match, so your property is protected no matter what.

Our stainless-steel hot water unit cuts through grease and oil in high-traffic areas that cold-water setups can’t touch. Most companies around here don’t run hot water at all.
From your first call to the final walkaround, here’s how a job goes.
We start with a short call, or your online request, to understand the property and confirm it fits our $300 minimum and typical range, so you know what to expect before we quote anything.
You choose how to get your estimate: an instant online self-estimate through ResponsiBid, or an in-person visit from our estimator. Commercial estimates often come back the same day.
Your estimate comes by email and text. Approve and e-sign it to schedule directly from it. Commercial approvals come back from the property manager, then we book the job.
Before any solution goes down, we walk the work area and stage our protection: plants wetted, doorbells and light fixtures covered, outlets and electronics shielded, so everything around the job is accounted for before the first drop of product.
We soft wash siding and roofs with a sodium hypochlorite solution sized to the surface, surface-clean flatwork, and bring in our hot water unit and degreaser for oil and grease on commercial jobs. Pure water and a water-fed pole handle the glass and solar panels. We match the pressure and the strength of the solution to whatever surface we’re on.
We rinse, apply a neutralizer so runoff can’t harm the landscaping, and take after photos. If you’re home, we walk the finished property with you before we pack up; if not, your before-and-after photos arrive by text and email.
Every job starts with a free estimate, in person or instantly online. A $300 minimum applies, and most homeowners land between $500 and $1,000 depending on the package. Here’s how each service prices out.
